Terrazzo Restoration: Our 12 Step Diamond Polishing System

There are many ways to restore a terrazzo floor. When old Florida terrazzo was installed back in the 1950s and 1960s the floor were ground to around 200 grit and then sealed and a finish was applied. Many people grew to hate these floors  as the finish held dirt and yellowed. They would also scratch up easily and were a slippery finished product. Every few months the home owner would need to strip and re-finish the floors. If the floors had little or no finish dirt would just go right into the floor. You could clean and bleach the floor all you wanted, but the floors would not look come clean.

These days we can remove most stains in terrazzo. Many floors we turned down, even three years ago, can now be restored to look beautiful. Today it would cost from $25 to $50 a square foot to install your terrazzo floor. Most terrazzo was covered up with tile, wood vinyl, or carpet.

That was than and this is now. Florida terrazzo has made a big comeback in the last few years. Today we can grind out all that old dirt. Diamond polish the floor so that it shines without a topical finish and thus seal the floor without anything on top the floor. When you diamond polish terrazzo you close the pores. We also density the floor to make it harder and more resistant to scratches. During the polishing steps we apply a penetrating heavy-duty sealer. This gives your terrazzo floor a great stain resistance to oil and water based stains. It also keeps the dirt out of your floor. We give you a great looking  final product that lasts seven to ten years with normal use and often lasts much longer than that. When the floor needs done again it only needs polished. This is a much easier and less expensive process.

Our system uses around twelve steps. We use a four hundred pound floor planetary floor grinder. This gets out more problems than any other machine used in homes. The planetary system makes it more aggressive than others that have twice the weight. It also means we can be very aggressive, without leaving scratches.

Once we move to polishing steps we use three different diamond polishing systems to achieve the most brilliant looking terrazzo floors possible today. We do not use re-crystallization, or polishing powders. We do not need tricks to make a floor look great.

The terrazzo restoration cost, associated with this type of restoration, is not greater than the cost for most, true, terrazzo restoration companies. We hold the line in our cost, though our restoration cost us more than that of our competitor we know of. When we restore terrazzo we diamond grind and polish with three different diamond polishing systems to get the best looking terrazzo floor possible.

SafeDry has developed its terrazzo restoration system over many years and we recently added new steps to system. These steps insure the most brilliant shine possible, without strong chemicals that change your floors chemical composition.  We spend a lot of time testing new products so we can always offer the best terrazzo floor restoration anywhere. Many of the diamond polishing products we use today were not available until mid-2011.

I get a lot of call asking for terrazzo refinishing. I used to correct people and say we do not re-finish terrazzo. In fact we do not re-finish terrazzo as we do not put a coating on the floor, but most of the calls I get are from people who understand what they want. Most of them just do not understand the terminology.

SafeDry update; January 2012 As our system has progressed we have noticed our floors looking more and more shiny. I remember when getting floors to look this good was only a dream. From hole and chip filling to a top shine in our industry, we will always strive to give our customers the best looking floor possible. We will always look for products and methods of diamond polishing that give us a better end result.

At the end of January 2012 we will once again travel to Los Vagus for the Wold of Concrete trade show. We also had to deal with terrazzo yellowing and darkening. The goal with pad darkening is to make the floor uniform. Many old carpet pads caused yellowing in terrazzo. If your pad is multi color then that pad did not cause a problem. Understand that Florida terrazzo was most popular from 1950 to around 1971. unfortunately your terrazzo might have a  re-bond padding now, but fifteen years ago it may have had an oil based padding.  Most Florida terrazzo is not stained from padding pulled up several years ago. SafeDry has the tooling to get the best results for these floors.  In this case the darkening was not noticeable after we were done. With SafeDry this yellowing does not add much, if anything to your terrazzo restoration cost.

SafeDry update; As of mid August, 2011 we have changed our system and added some really great diamond polishing products that have taken the shine on our terrazzo floors to a whole new level. Our testing shows many of our floors rival polished marble tile done in the factory. I feel that comfort is the enemy of success, so we will always look for products and methods of diamond polishing that give us a better end result.

We spend more per square foot of terrazzo then any other company I know of. We charge around the same or less than our competitors. Our main goal is to get the best results of any terrazzo restoration company.

Our new system of polishing includes most of our old system, but we now polish with three different diamond polishing techniques. We actually use eight polishing steps. That does not include our, up to, six terrazzo grinding and honoring steps.

All these floors will hold their shine for seven to ten years under normal use. Terrazzo floors are green floors. They never need removed and replaced and are cleaned with a neutral cleaner. Most of these terrazzo cleaners are no rinse cleaners. Terrazzo is mostly marble so why cover it up.
